What it is: A distinguished-looking house in a desirable neighbourhood. The six-bed property, in Greenhill Gardens, is divided into two flats and is being sold as “in need of complete upgrading and refurbishing”. That would be necessary if you wished to use the whole property as a family home. If it were viewed as letting units — unlikely at this price — it is in fair condition.
The problems: Clearly the possibility exists to turn this into the kind of high-spec, large family home for which the Edinburgh market has gone crazy in recent years. Indeed, several developers have made a tidy income by targeting such houses and selling them on to the likes of the Scotland manager George Burley. How sound that market is today is harder to say.
The advantages: For all the knocks that the Edinburgh market has taken in recent months, it is still home to a large, relatively mobile and wealthy middle class. Expect multiple bids.
