If you are thinking of selling your home best to start with a property valuation to give you an idea of the likely value, this can be provided by an Estate agent or a Chartered Surveyor.

If the valuation is provided by an Estate Agent they will be able to give you an approximate market value figure subject to a Charter Surveyor’s opinion, which would be confirmed in the Home Report valuation or a pre home report walk through. Most Estate Agents will provide a valuation on a no charge, no obligation basis.

Should you choose to get a Chartered Surveyor to carry out the pre home report walk through which will provide you with a summary report and valuation figure the average charge is £100 plus vat. If you proceed after a walk through to get a full home report the final price is reduced by the walk through cost. If you do not proceed to go to the open market many surveyors are still happy to reduce the home report by the walk through cost should you go to the open market within a few months, generally three.

The shelf life of a Home Report is not legislated by the Scottish Executive but generally mortgage lenders will look for reports to be refreshed if they are older than three months.


So why do we still need a Home Report in Scotland whilst England and Wales have dropped their Home Information Packs(HIPs)?

The main reason is that the Scottish Executive has chosen to retain Home Reports since they became mandatory for the sale of most* residential properties in 1st December 2008, whilst our neighbours have dropped their version HIPs. HIPs was viewed by many as not as comprehensive as the Scottish Home Report. HIPs omitted the crucial Chartered Surveyor’s valuation which can also be used for mortgage purposes.
