Viewings are crucial in securing a sale some agents offer an accompanied viewing service whilst others suggest owners do their own viewings.
The importance of the viewing and getting it right cannot be underestimated, whether they are carried out by the sales agent or owner.
At D.J. Alexander we offer an accompanied viewing service and viewings by appointment to maximise the quality of the viewing, i.e. that viewers are qualified in terms of their ability to buy. Covering the viewing for the owner also allows us to take the pressure off the seller and let us do what an agent is paid to do, sell.
In doing viewings by appointment full feedback can be provided, which is not always the case with open viewings where the seller does not know who is turning up.
For those sellers who are keen to do their own viewings or indeed open viewings full guidance should be given by all agents to safe guard the individual, their property and the sale.
Simple guidelines will enable the seller to relax and sell the property safely at the viewing, for example;
- always ensuring you have the full details of the viewer before they enter the property
- keeping cash, wallets and keys on your person
- directing viewers into each room ahead of you so you are nearest the exit
The above are purely common sense measures as thankfully incidents of wrong doing at viewings are vey rare.
