PROPERTY MANAGER

This is a unique opportunity to join Edinburgh’s largest and most high profile residential letting business.  Due to rapid and ongoing expansion we are recruiting for an individual to join our property management division.

We are now recruiting for an enthusiastic and professional Property Manager to be based from our Edinburgh office.

This challenging role will put you on the front line, managing a range of property management tasks including viewings, inventories, inspections and checkouts, with no two days the same!

Experience Requirements:-

We are looking for a property manager with at least one years’ experience working within property lettings, with knowledge of the different areas of Edinburgh.  Alternatively, someone with a strong sales background within a target driven environment will be considered for the role.  The ideal candidate should be a highly effective negotiator, with excellent communication skills, a strong customer service background and have great attention to detail.

A full driving licence is required.

Responsibilities:-

  • Carrying out viewings of available properties 
  • Negotiating tenancy agreements
  • Liaising with landlords after viewings to agree tenancies
  • Managing landlords expectations regarding possible works required
  • Managing incoming tenants expectations to avoid disappointment at move in
  • Regular marketing updates Renegotiating entry dates as required
  • Dealing with phone and email enquiries
  • Booking appointments
  • Updating landlords
  • Rent arrears visits
  • New inventories and inventory updates
  • Check out inspections
  • Confirming cleaning requirements
  • Establishing dilapidation responsibility
  • Liaising with the team over issues affecting proposed lease start date
  • Routine inspections and resulting landlord updates/upgrades Updating system/saving reports/inventories/photos

MAINTENANCE CO-ORDINATOR

D J Alexander one of Scotland's largest and most respected property management companies are now recruiting for a Maintenance Administrators to work in our fast-paced office in Easter Road, Edinburgh. Reporting to the Property Maintenance Manager the overall purpose of this role is to manage the day-to-day property administration.

Key Responsibilities:-

  • Telephone and email requests from tenants.
  • Liaising between tenants/landlords and contractors
  • Recording and instructing work orders to contractors
  • Obtaining quotes and dealing with insurance claims.
  • Organising annual safety certification checks.

Experience/Skills:-

  • Experience of repairs and maintenance
  • Basic knowledge of Health & Safety compliance
  • Good working knowledge of Microsoft Excel and Outlook
  • Strong administration and coordination skills
  • Excellent customer service
  • Excellent written and verbal communication
  • High level of attention to detail
  • Pro-active 'can do' approach
  • Good team worker and player,
  • Excellent time management, organisational and prioritisation skills
  • Professional and presentable
  • Reliable, flexible and friendly
