PROPERTY MANAGER 

We are now recruiting for an enthusiastic and professional Property Manager to be based from our Edinburgh office. 

This challenging role will put you on the frontline, managing a range of property management tasks including viewings, inspections and checkouts, with no two days the same!

Experience Requirements:-

We are looking for a property manager with at least one years’ experience working within property lettings with a good working knowledge of the different areas of Edinburgh. Alternatively someone with a strong sales background within a target driven environment will be considered for the role.

A full driving licence is required.

Responsibilities:-

  • Carrying out viewings of available properties
  • Negotiating tenancy agreements
  •  Liaising with landlords after viewings to agree tenancies
  •  Managing landlords expectations regarding possible works required
  •  Managing incoming tenants expectations to avoid disappointment at move in
  • Renegotiating entry dates as required
  •  Dealing with phone, email and walk in enquiries
  •  Booking appointments
  •  Updating landlords
  •  Rent arrears visits
  •  New inventories and inventory updates
  •  Check out inspections
  •  Confirming cleaning requirements
  •  Establishing dilapidation responsibility
  •  Liaising with the team over issues affecting proposed lease start date
  •  Routine inspections and resulting landlord updates/upgrades
  •  Updating system/saving reports/inventories/photos

Salary: £18,500 - £24,000 depending on experience, plus performance related bonus and company car

END OF TENANCY PROPERTY MANAGER

This is a unique opportunity to join Edinburgh’s largest and most high profile residential letting business.  Due to rapid and ongoing expansion we are recruiting for an individual to join our property management division.  The ideal candidate should be a highly effective negotiator with excellent communication skills and a strong customer service background.

We require a candidate who has residential property management experience, with excellent organisational, administration and interpersonal skills to work within an existing focused and driven team. 

The main function of this role is to assist in the end of tenancy dilapidation negotiation process to ensure that all landlord and tenant requirements are met and resolved to a satisfactory conclusion.  There is a need to manage and deal with different levels of conflict resolution and prioritise a demanding workload.  You must take instruction well and be able to work independently to get on with various tasks efficiently and professionally.

CARPENTER/JOINER

The company requires candidates who can deliver excellent organisational and people skills to work independently and also within an existing well organised and motivated team. We are looking for an enthusiastic, friendly and hard-working candidate with a ‘can do’ attitude.  The work will vary from day to day so it is essential that the candidate is flexible and has a range of skills.

The ideal candidates will have experience in their relevant trade, be able to work to tight timescales, use their own initiative and provide customers with the highest standard of quality work. You must also have NVQ/City and Guilds qualifications in your trade.

Responsibilities:-

  • Roughing works,
  • Finishing works
  • Kitchens/worktops/bathrooms/flooring/plumbing/tiling
  • Reactive Repairs and Maintenance of interior and exterior finishes including windows, doors, ironmongery, skirting’s, facings, ceilings, floor coverings, furniture, shelving etc.
  • Complete refurbishment / installation works including doors, door sets, window frames, stud partitions, ceilings. Make and fit interiors in offices and public facing areas.
  • Provide support to other in house trades or complete other trade tasks where deemed competent including minor plumbing repairs, tilling, painting and decorating and wet trades.
  • To undertake reactive service works issued through the helpdesk within set time frames ensuring client expectations are met.
  • Provide estimates prior of works starting including breakdown of hours and materials of said works.
  • To provide a professional service and represent the company in a way which ensures customer satisfaction.
  • To take a pro-active approach to client liaison and ensure that concerns are dealt with or relayed to management as necessary
  • To be fully aware of contractual requirements and customer needs at all times.

TILER/PLASTERER/MULTI-TRADER

We are looking to add a full time Plasterer/multi-trade person to our expending trades team. The company requires candidates who can deliver excellent organisational and people skills to work independently and also within an existing well organised and motivated team. We are looking for an enthusiastic, friendly and hard-working candidate with a ‘can do’ attitude

The successful candidate will be enthusiastic, presentable and hard working with excellent time keeping and reliability. The work will vary from day to day so it is essential that the candidate is flexible and has a range of skills, preferably with experience of:

Beneficial Skill Set:-

  • Good experience with general residential property maintenance (Reactive and planned preventative maintenance)
  • Tiling
  • Qualified Plasterer 
  • Painting and Decorating
  • Bathroom, Kitchen and Bedroom refits

Ideal candidates should possess the following;

  • Team Player
  • Excellent People skills, as you will be liaising with tenants and landlords
  • 5 + years experience in a similar role

DOMESTIC GAS ENGINEER/PLUMBER
 

We are looking for full time Domestic Gas Engineer/Plumber to add to our expanding trades team. Experienced time served Heating Engineer / Plumber with relevant qualifications to work within a customer focused team, covering the Edinburgh area and surrounding postcodes carrying out all aspects of plumbing and maintenance/renewal works.  

The company requires candidates who can deliver excellent organisational and people skills to work independently and also within an existing well organised and motivated team. We are looking for an enthusiastic, friendly and hard-working candidate with a ‘can do’ attitude.  The successful candidate will be enthusiastic, presentable and hard working with excellent time keeping and reliability.

Main Duties and Responsibilities:

Candidate must have experience in domestic gas servicing/fault finding & repairs, as well as carrying out gas safety inspections & legionella risk assessments, also to carrying out all aspects of plumbing and maintenance/renewal works.  

Qualifications:-

SVQ level 3 or equivalent. Current Gas Safe (ACS) qualifications domestic.

Required experience: Domestic Gas Engineer & Plumbing - 5 years.
