Our Consultancy Process

We offer a tailored, personal service to all our clients - whether you’re looking to build a portfolio or purchase a single property, and whether you’re based overseas or just around the corner.

Most people have already decided that they want to invest in property when they approach us and require advice on taking the next steps on what can seem like a daunting journey. We’ll advise and help you decide on a property based on location, tenant demographics, the term of your investment, and your final exit strategy.

We will always be honest and impartial, advising you on what to buy and what to avoid.

Identifying & Recommending

The next step is to identify properties that match your requirements. We will look at the whole market – including any off-market opportunities we hear about.

Once we have viewed a property on your behalf, we will send you a detailed report which includes - a description of the property, our recommendations on any maintenance/remedial works which need addressing, any home report comments to consider, the likely rental figure, yield, growth potential, and photos of any areas we think may be of concern.

Buying & Conveyancing

Once you have chosen your ideal property, we can refer you to a trusted third-party solicitor who can submit offers and provide specialist guidance throughout the conveyancing process.

As trusted advisers for clients, our panel of solicitors has in-depth knowledge of the Edinburgh market and its unique properties, enabling them to identify any that may have a chequered past. It’s this local insight – combined with process diligence and attention to detail – that helps our clients to spot the difference between quirky charm and a potential money pit.

Refurbishing 

If you’re new to property investment, spotting a place with ‘potential’ can be both exciting and daunting. While undertaking minor repairs and cosmetic decoration may all be part of the adventure, fitting a new kitchen or bathroom could seem a step too far, and may be impossible if you do not live locally, or are simply too busy.

At DJ Alexander, we are happy to recommend and arrange any works on your behalf, to help prepare your property for let or re-sale. We can coordinate multiple trades and advise you on where to spend to get the best return for your investment. Our experts will also guide you through the latest letting regulations.

We can even arrange to furnish and stage your property.

Property Management

Once your property is ready, we will use bespoke marketing plans and advertise on high-profile websites to obtain interest from prospective tenants, before thoroughly screening all applicants to make sure we find the highest calibre of tenants.

We are experts in making your life as a landlord as simple and rewarding as possible. Our management service includes everything from setting up the lease and collecting rent to handling maintenance and emergency repairs.

When your tenant issues their notice to vacate the property, our lettings experts will find a new tenant quickly and efficiently, and often have a new contract signed and ready to begin as soon as the property has been vacated – minimising void periods.

FAQs about Property Sourcing

In short, a property sourcing agent negotiates and packages a deal for a property which is then sold to an investor. This can be for just one property or can apply to multiple if you are looking to build a property portfolio.

Property sourcing can be very profitable for landlords and investors. Not only because letting agents can help you maximise a property’s potential, but also as the entire property sourcing process – Finding suitable investments, negotiating a price, and agreeing and finalising deals is completely taken care of. This means that investors can instead spend their time utilising other revenue streams.

Once we have discussed and agreed a detailed property brief with you, our experienced agents will start sourcing and viewing properties on your behalf and will discuss their findings after each viewing. If you like any of the options we present to you, our team will then negotiate and package the deal(s) on your behalf, so all you need to do is sign on the dotted line.

If an investor wishes to instruct us to help find them a property, we will then charge a sourcing fee. This is also called a finder’s fee.

Most agents charge a % of the property purchase price, however, DJ Alexander charge a fixed fee, so you know exactly how much you will pay for each property sourced.
